		<description>Wow, that is almost perfect.    With the size of a dollar bill, you could have wall to wall ones.    1,200 square feet of dollar flooring.  That would be cool.</description>

		<description>You&#8217;ll probably have to do a lot yourself to stay under $10,000.  So two things to focus on, #1, what can you do yourself.  Probably paint, outdoor clean-up/ landscape, possibly some of the flooring.  Also, you can save a lot if you &#038; some friends can do the demo work, take out carpets, haul to the dump.  Then just use the professional labor where you need it.  #2 to focus on, Kitchen &#038; bathrooms #1 priority to fix, are where you will get your $ back.   If you&#8217;re not too picky, go on Craigslist or Freecycle, and see if anyone is selling used or extra kitchen &#038; bath fixtures (everything from counters, cabinets, light &#038; faucet fixtures).  Consider getting tub &#038; shower reglazed if they&#8217;re in ok shape.  If you have smaller bedrooms, you could look for carpet (&#038; pad) remnants wherever they sell them cheap in your area- remnants can be cut to fit in a room.
