So two things to focus on, #1, what can you do yourself. Probably paint, outdoor clean-up/ landscape, possibly some of the flooring. Also, you can save a lot if you & some friends can do the demo work, take out carpets, haul to the dump. Then just use the professional labor where you need it. #2 to focus on, Kitchen & bathrooms #1 priority to fix, are where you will get your $ back. If you’re not too picky, go on Craigslist or Freecycle, and see if anyone is selling used or extra kitchen & bath fixtures (everything from counters, cabinets, light & faucet fixtures). Consider getting tub & shower reglazed if they’re in ok shape. If you have smaller bedrooms, you could look for carpet (& pad) remnants wherever they sell them cheap in your area- remnants can be cut to fit in a room. You might have to remove & reinstall baseboards tho.
